Construction works are well advanced on a new high bay warehouse development at Little Island, Cork. Three of the four blocks are substantially complete and the first tenant, ProSys Group will move into a detached 17,500 SqFt unit in the coming weeks. ProSys Group, based in the IDA Business Park, Carrigtwohill, specialise in the design and manufacture of containment and asceptic isolators for pharmaceutical and biopharmaceutical manufacturing.
The new Harbour Gate Business Park development is situated in an established industrial and commercial location in Little Island, approx 9km east of Cork city centre. It is close to the Waterford N25 and Dublin M8 roads with easy access to the Jack Lynch Tunnel which connects with the South Ring Road network providing access to the airport, Cork’s southern and western suburbs, Ringaskiddy Port and the main West Cork and Kerry arterial routes.
Harbour Gate Business Park is an innovative new business park development on a site of approx 7 hectares (17.4 acres) that is providing property solutions for modern warehouse and industrial requirements.
There are four new high specification warehouse units, designed by Edge Architecture, which provide best in class next generation high bay warehouse/ logistics facilities with unit sizes ranging from 17,222 SqFt up to 126,370 SqFt. The buildings are designed to the latest building regulations, NZEB (Nearly Zero Energy Building). Each building has clear internal eaves height of 15m and there are dock level and grade level loading doors. Two of the four blocks are reserved. Unit 1, the largest building, is available and this can be sub-divided into two units of approx 63,000 SqFt each. Unit 3 comprising 17,222 SqFt is also available and this will be completed and ready for occupation over the summer.
With a clear internal eaves height of 15m these are the highest warehouse buildings being constructed in Cork and they provide far more storage capacity and optimum utilisation of space. Edward Hanafin and Amanda Isherwood of agents Lisney are reporting strong interest and expect to be announcing another significant letting transaction shortly. The unit are available to lease at a quoted rent of €10.50psf. There is a severe lack of supply in the industrial property market with the latest Lisney research estimating a vacancy rate of just 1.7% in the Cork metropolitan area and there is a move towards more sustainable energy efficient buildings.
